New House Traverse City

Building a new house in Traverse City can be a complex and difficult undertaking. It’s hard to know if it’s getting done right without knowing first the processes needed to build a new house.

Here’s what you can expect:

  • Preparing the Foundation – Often, after using a backhoe or bulldozer to clear the build site free of rocks and debris, the crew will begin constructing wooden forms to support the shape of the foundation. Assuming the home has no basement, these forms are then filled with concrete to ensure the stability of your new house in Traverse City. After the slab foundation is dried, a waterproofing membrane is added to the foundation. Sewer drains, and any other plumbing or electrical outlets that need to go into the first-level of the home are then installed.
  • Inspection – Once the foundation is finished, the state will come in and inspect the components to make sure that the building foundation is up to code. Once the inspector gives the go-ahead on the foundation, the wooden forms are removed, and the framing process begins.
  • Framing – In the framing process, the construction crew will build the entire shape of the new Traverse City house, using wood to build a skeleton to hold all of the aesthetics in place, such as drywall and flooring. Plywood or Particle Board (OSB) is nailed to the framework creating solid surfaces for flooring and exterior surfaces to wrap the house.
  • Plumbing, Electric, and HVAC – With the outer shell of your new house in Traverse City completed all ductwork, wiring, plumbing and lighting fixtures are then installed. During this phase, the roofing will be put on to provide a safe, dry environment for the electrical components.
  • Inspection – An inspector will come in and check all previous steps to make sure that everything is functioning the way it is intended and that there are no safety hazards in your new Traverse City house.
  • Insulation – With the bones and skin of your house in place, it’s time to stuff these with some meat and potatoes. Insulation is installed to make sure that the house stays warm in the winter and cool in the summer. Drywall or other interior wall surfaces will be placed over the top of the insulation to keep it in place and provide a surface for paint and aesthetically pleasing make-ups.
  • Finishing Touches – During the finishing touches of your building a new house in Traverse City, the crew will install hard interior and exterior surfaces to the home, which may include countertops, cabinetry, interior and exterior trim and pour the walkways and driveways for the home. This is also the step where the crew will lay carpet if planned and install any other permanent fixtures to the home.
  • Final Inspection and Walkthrough – Once the home is finished your new house in Traverse City will be inspected for any defects in the construction of your house. Your builder might then take a walk through the house to make sure that all aspects of the build turned out correctly and everything is up to snuff.
